Notice
To protect consumers, Florida law requires
that the seller of a home in a condominium,
co-operative or homeowners association provide
very specific information regarding the association
to the buyer of the home. This information
must be given to the buyer at least three
days in advance of closing and the buyer is
granted a right of rescission if the information
is not provided.
As
a convenience for home sellers, Realtors®,
closing attorneys and lenders, First Choice is now providing a fast, easy, online service
you can use to order the paperwork needed
when selling a home. You can choose from one
of the following packages:
• Resale Disclosure – This package includes
everything that the seller is required by
Florida statutes to provide to the buyer.
You receive current, up-to-date copies of
the association’s documents (Articles of Incorporation,
Bylaws, Declaration/CCRs) as well as the appropriate
summary form (Q&A or Florida Homeowner
Association Summary) and, for condominiums,
the most recent financials, budget and other
items. You also receive a detailed report
showing a summary of other aspects of the
association such the restrictions and amenities,
insurance coverages provided and required,
litigation by and against the association,
special assessments and a wealth of other
information.
• Lender Information – This package
provides the information a lender needs to
underwrite a loan for a home in an association,
including that necessary for placing the loan
on the secondary market, as well as copies
of all of the association’s documents in case
further research is needed.
• Estoppel Letter – Also know as a “Certificate
of Assessment”, this report is used by title
companies and closing attorneys to certify
the balance due on the current owners’ assessment
account with the association. To avoid a rush
charge, it should be ordered three days before
closing. No other information is included,
nor are any association documents provided.

To Order

All orders for resale documents must be paid
in advance by credit card. We accept MasterCard,
VISA and debit cards bearing the VISA logo.
• No refunds will be made after the
documents are delivered.
• You will need to know the exact street
address of the home, including the unit number,
if applicable.
•Your order will be delivered as an
email containing a button that is used to
download a “zip” file containing the documents.
• Rush delivery is available for an
additional charge.
